We're based in Kearney, Missouri, and we work across the northland and the greater Kansas City metro. Most jobs sit within about a half-hour of Kearney, but we cross the river regularly, go east to Independence and Blue Springs, and south to Lee's Summit and the lakes.

One metro, several sets of rules

Twenty-three towns across three counties and two states means the job is rarely identical from one address to the next — and the differences that matter are usually invisible until someone runs into them.

Permits and inspection are the clearest example. Requirements for footing depth, railing height and structural connections are set by your city and county rather than by us, and they are not uniform across the metro. We pull the permit and meet the inspector as part of the job, which is the main reason this doesn't become your problem.

Then there's the ground itself. Clay-heavy soils are common across this region: they hold water, expand when wet, and push against foundation walls — which is why basement work starts with a moisture test rather than with framing, and why fence and deck posts go in below the frost line where freeze-thaw can't heave them.

Site conditions vary too. Properties near the water at Lake Lotawana and Lake Tapawingo see humidity that shortens the life of any exterior finish, so painting and sealing there is maintenance rather than decoration. Rural lots around Lawson and Excelsior Springs usually mean longer fence runs and more wind exposure. Newer subdivisions in Smithville and Liberty frequently have an association with its own rules on fence height, style and colour — worth checking before anything is ordered.

How far will you travel?

Most of our work sits within about a half-hour of Kearney, but we cross the river regularly, go east to Independence and Blue Springs, and south to Lee's Summit and the lakes.

If you're in the metro and your town isn't listed, call anyway. The worst outcome is we tell you honestly that you'd be better served by someone closer.

Does where I live change how the job is built?

Sometimes materially. Permit requirements and inspection are set by your city and county, not by us, so which jurisdiction you're in affects the paperwork and the schedule.

We do, as part of the job, and we meet the inspector. Requirements differ between jurisdictions across the metro, which is exactly why it isn't a task worth handing to a homeowner.
