Yes. Multi-level decks work well on grade changes, and they give you separate zones — a dining level and a lounging level — instead of one large platform. Stair placement is usually the part worth walking through in person, because the run has to land somewhere that still makes sense in your yard.

Often, yes, if the original framing was built to code and is still sound. We assess what's there before quoting anything. Matching the seam so an addition reads as one deck is a detail we take seriously.

Spring and fall give the best building conditions — moderate temperatures and lower humidity. Summer heat means careful material handling to prevent warping; winter brings frozen ground and short days. We build year-round and plan around the season, but spring slots fill earlier than most people expect.

Yes, and it isn't a separate line item you get surprised by. Demolition, the offcuts and the debris all leave with us the day we finish.

If the existing footings are sound and correctly placed we'll tell you, because reusing them saves you money. More often the old footings sit too shallow or in the wrong spot for the deck you actually want, and we set new ones.

Height changes almost everything about the build. Once a deck sits more than 30 inches above the ground it needs continuous guardrails on every open side, and codes call for at least 36 inches of guardrail height — 42 is the better choice above about six feet.

Elevated decks also put more load into fewer posts, so footing size, post spans and lateral bracing all get more demanding. That is the part homeowners rarely see and the part an inspector looks at first.

That depends entirely on the material. Wood — treated or cedar — wants refinishing roughly every two to three years to stop it graying and splintering, plus an annual walk-around to tighten anything that has worked loose.

Composite needs washing and not much else. It won't take a stain, which is the trade: no refinishing, but the color you choose is the color you keep.
